CCPIA Commercial Inspection Standards

The ComSOP establishes a framework specifically for commercial property inspections, including observations of building systems and components, research where appropriate, and reporting of conditions identified during the inspection.
Commercial property evaluations may also be performed under other standards depending on the client’s needs. ASTM E2018-24, for example, provides a recognized framework for baseline Property Condition Assessments (PCAs).

What is the difference between a CCPIA commercial property inspection and an ASTM E2018 Property Condition Assessment?
Both are approaches used to evaluate commercial property conditions, but their requirements, terminology and scope can differ.
ASTM E2018 provides a recognized baseline framework for conducting a Property Condition Assessment. The CCPIA ComSOP provides standards specifically for commercial property inspections.
The appropriate approach depends on the property and the requirements of the client, lender or transaction. If your transaction specifically requires an ASTM-compliant PCA or another defined scope, tell us when requesting your quote so we can determine the appropriate service.
Should my commercial real estate agent attend the inspection?
They are welcome to participate when appropriate, but attendance requirements will vary with the transaction and property.
